Facilities Manager

Job Title:  Facilities Manager  

Location: Wrightstown, WI 

 

Job Summary: 

The facilities management position is responsible for management and oversight of the site staff and production at a waste to energy plant.  The candidate will be required to interact and schedule plant staff for the performance of preventative and corrective maintenance activities, inventory management, overseeing & monitoring production/performance, maintaining a safe and clean facility and working environment, ensuring compliance with record keeping, permitting, and reporting policies and requirements.  The position will also require regular interaction with vendors and subcontractors, estimating labor and materials costs, budget development and adherence, and project execution and management duties.  

 

Essential Duties and Responsibilities: 

  • oversee the operation performance and production of all plant equipment and facilities daily.   

  • develop and implement a facility management program including preventative maintenance and life-cycle requirements 

  • conduct and document regular facilities inspections  

  • allocate and manage facility space for maximum efficiency 

  • supervise maintenance and repair of facilities and equipment 

  • prepare and schedule work, train subordinates, prepare employee evaluations, participate and recommends hiring, administers disciplinary and promotional actions, approves overtime and vacation scheduling of subordinates.   

  • oversee facility refurbishment and renovations 

  • develop and implement best practice processes to increase efficiency 

  • obtain quotes and tenders from vendors and suppliers 

  • calculate and compare costs for goods and services to maximize cost-effectiveness 

  • coordinate and monitor activities of contract suppliers 

  • manage contractor and vendor relationships 

  • oversee proper administration of sample collection, lab analysis, and record keeping/analysis. 

  • maintain the facility to provide the professional image required  

  • manage and review service contracts to ensure facility management needs are being met 

  • ensure delivery schedules, quantity and quality criteria are met 

  • check completed work by contractors and vendors 

  • verify payment and invoicing match contract pricing 

  • maintain proper inventory levels, generate and produce materials using purchase ordering system. 

  • ensure efficient utilization of facility maintenance staff 

  • performance manage, develop and train staff 

  • responsible for meeting production goals 

  • work with management to prepare and track facility budget 

  • monitor expenses and purchases within annual budget 

  • generate and present regular reports and reviews of facility-related production, maintenance, schedules, staffing expenditures and purchases 

  • develop and implement cost reduction initiatives 

  • advise on and monitor energy efficiency 

  • oversee plant safety and safety training of personnel 

  • assure security of the facility 

  • respond to facility and equipment alarms and system failures  

  • monitoring and maintaining records required for permit compliance 

  • identifying and communication plant production, staffing, maintenance issues with management staff 

  • provide on call coverage for the facility during non-staffed hours. 

 

Education Requirements: 

  • Bachelor’s degree in Facilities Management, Operations Management, Engineering, Facilities Engineering or related qualification such as professional experience in project management, production management, business management or construction management. 

 

Skills and Abilities: 

  • Analytical Skills – Facilities managers must look at a lot of different information and make decisions based on needs and budget concerns. 

  • Communication Skills – Facilities managers talk to their employees, and work with management to make sure the job gets done on a regular basis it is essential to be able to clearly explain what needs to be done will be necessary both to superiors and subordinates, subcontractors and vendors. Management will also have to maintain proper communication with the community  

  • Attention to Detail – Quality control is a large part of a facilities manager's job. Making sure preventative maintenance, sampling, record keeping, reporting, cleaning, upkeep and safety standards are maintained consistently and completely.   

  • Planning and Organization – Facility managers will have to navigate many different activities in varying application on a regular basis, detailed planning and organization skills are essential.   

  • Leadership Skills – Facilities managers must motivate and coordinate employees, as well as deal with any disciplinary issues that may come up. 

  • Self-Motivation – Facilities managers are responsible for their entire facility performance and need to develop a sense of ownership and pride for their facility.   

  • Adaptability – Facilities managers must be adaptable, production and unexpected maintenance issues can arise at a moment’s notice and will require decision making to identify the problem, develop a plan for solution, and adaptation to provide the proper direction to staff corrective action to maintain production.

  • proficient with the use of MS Word, Excel, PowerPoint, Outlook, Internet Explorer 

  • proficient at reading and understanding electrical and mechanical schematics 

  • proficient with the use fork lift, power tools, hand tools, diagnostic equipment, aerial lifts 

  • experience in the supervision of a team of subordinates 

  • experience in construction, maintenance and all facets of facility operation 

  • experience in problem analysis, troubleshooting, and corrective action management 

  • exhibits sound judgement and decision making skills  

 

Certificates and Licenses: 

  • Valid driver's license 

 

Physical Demands:

The employee is frequently required to climb or balance and stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, ability to adjust focus, and ability to see color.  The employee will be required to traverse stairs, ladders, ships ladders.  The use of aerial lifts and entry into confined spaces may be required on occasion.   

 

Work Environment: 

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.  While performing the duties of this job, the employee is regularly exposed to wet or humid conditions; and work near moving mechanical parts. The employee is frequently exposed to outdoor weather conditions in all seasons. The employee is occasionally exposed to work in high/precarious places, around fumes or airborne particles, toxic or caustic chemicals, in extreme cold, in extreme heat, animal manure; food waste products, biogas, confined spaces, loud noises, and vibration, truck and equipment traffic.  

 

Compensation: 

This will be a salary based position paid bi-weekly, with an annual compensation of $TBD.  In addition to the base salary employees have the option to participate in a retirement savings program.  A health insurance program is also offered to all applicants.
